Estates Annual HOA dinner/meeting was held January 18, 2018 at the Asian Pearl
Bistro in Windsor at 5:30 p.m. Following dinner, President Cheri Van
Ackern called the meeting to order at 6:35 p.m. and welcomed everyone to the
meeting and asked attendees to introduce themselves and state what lot they
own.

A quorum was confirmed.
Everyone was welcoming of our new neighbors, Mark and Jeannine Powers who purchased Lot 4 and Charlie and Sally Mankus who moved into Lot 19 the previous spring.
Ted offered once again be in contact with the Town of Timnath about their July 4Th fireworks show at Timnath Reservoir. Last year, he was able to get the town to deter traffic away from Roth and Alexander Estates as it was a major safety issue the prior year. He will follow up again this year.
Cheri informed everyone that Next Door Social Network is now available in our neighborhood as part of the Ridge at Harmony and Harmony Golf Club. It is an effective way to stay on top of happenings in and around the neighborhood such as the proposed Rocky Mountain Sports Park set to develop in the section east of County Road 15, Town announcements, and neighbor activities. Cheri created a small group within Next Door just for Alexander Estates.
The board has decided that since we have not been able to get landscaping around the Alexander Estates sign accomplished as a neighborhood that we will gather quotes from different landscaping companies. Denise volunteered to contact North Weld Water again to see if they would be able to place a sub-meter to attachment to the Paulk’s water meter. The HOA then can reimburse the Paulks for water used to establish plants in and around the sign. The Paulks requested that any border around the sign be consistent with the concrete border that exists around their property. Everyone agreed that was a fair and sensible request. The board will be in contact with the Paulks when they have some design ideas and get their input before going forward.
Prior to the meeting, Cheri explored any new or proposed new laws that would affect the HOA and concluded that there were no legal developments that applied to our HOA. A brief discussion of water barrels to collect rain water ensued. Anyone wanting more information about sizes and usage may contact Cheri to discuss it further.
Everyone expressed an interest to try once again for a late summer/fall social gathering. The last two have been cancelled due to such a small response. Since the Windsor School District will have a later start time next fall, neighbors suggested a late summer social rather than a fall one. The board will work at trying to accomplish that since there is a definite interest.
Cheri pointed out that the Ridge at Harmony Phase 1 is definitely going quickly and Phase 2 has begun dirt work although it is still under review by the town of Windsor. As of now, plans for Phase 2 include a designated area for gas/oil, drainage areas and possible multi-family units which may consist of townhomes and/or apartments, as well as single family residences.
Cheri discussed the development of Rocky Mountain Sports Park slated to be built east of County Road 15.
The position for Vice President of Alexander Estates HOA board has expired and Cheri opened the floor for nominations. Ted Ranieri has served faithfully the last several years and expressed he was willing to continue the position. Kelly Hazzard nominated Ted and Ron Miller seconded the nomination. No other nominations were made. All those present at the meeting and by proxy were in favor of electing Ted Ranieri for another two year term to the board as vice-president. All members present thanked Ted for his service and readiness to take the position once again.
The position for President of Alexander Estates HOA board has expired also. Cheri has loyally served for 11 years. She informed us that no one contacted her for filling the open position. Denise asked if she was willing to continue as President and she expressed she would if no one else was interested. Ted Ranieri nominated Cheri Van Ackern for president. Ronalee Paulk seconded the motion and all neighbors present and by proxy voted in favor of electing Cheri as president. All present thanked her for her willingness to continue on the board and for her merit in the position.
Denise reviewed the budget with those present and indicated everything will remain the same for 2018 except for the insertion of monies for landscaping around the sign. Dues were discussed and agreed that they would remain at $125.00 for the year. Cheri moved to approve the budget for 2018 and Ted seconded and all those in attendance and by proxy approved the budget. Dues may be submitted to Denise Hazzard, secretary/treasurer either by mail or dropping them off at her home at 6740 Alexander Drive Windsor CO by March 31, 2018. Please make your check out to Alexander Estates HOA for $125.00.
Denise also advised homeowners that she would be collecting the donations to the Windsor Lion’s Club for flag placement on interested neighborhood properties on appropriate holidays and remembrances. In years past, Steve and Vicki Leroux have headed up the collection and placed the flags. However, due to Steve’s declining health, Denise has agreed to collect the money and Ted Ranieri and Bill Yeagle along with their children will place the flags. Vicki spoke with Denise prior to the meeting and wanted all the neighbors to know how thankful they are for the expression of kindness in wanting to honor both her and Steve for their dedication and service with the recent flag display. All those present expressed a deep appreciation for all the years that Steve and Vicki have committed to this program. Homeowners that want flags displayed this year may include a check for $25.00 made out to the Windsor Lion’s Club along with their HOA dues if they wish.
Lastly, the floor was opened up for any discussion and/or concerns homeowners may have. The board is asking that all homeowners review the covenants and see if they are complying. Several issues were raised. One concern was trash cans being left out in front of garages rather than stored in the garage, or in a screened area. Another was a push to landscape around properties, namely the planting of trees. Cheri reminded homeowners that once a water tap has been placed on your property, the homeowner is required to plant at least three 2 inch diameter deciduous trees.
Cheri asked if there were any more questions or concerns and none other were brought up. The meeting was adjourned at 7:42 p.m.
